Luxury Living in Texas: 5 of the Most Affluent Communities in Katy

One of Texas’ most popular suburbs, Katy, is a homebuyer’s dream. The town boasts a rich selection of restaurants, shops, award-winning schools, and expansive estates. But arguably the town’s biggest selling point is its luxury real estate market. Whether you enjoy overstated elegance or charming opulence, luxury homes in Katy come in a wide range of luxury. Here is a look at five high-end communities that embody this spirit perfectly.

G W Cartwright

With a history dating back to the mid-1950s, G W Cartwright is one of the most established communities in Katy. The neighborhood enjoys a strategically urban location that allows residents access to many modern amenities. However, according to Katy TX real estate agent Javier Tello, G W Cartwright is one of the most rural communities in Katy, complete with expansive woods, agricultural exemptions, horse properties, and more. Homes are thus a mix of the modern and traditional, with average floorplans of 2,400 and 6,500 square feet set on unrestricted lots of up to 15 acres. Average prices range from $800,000 to $2 million and higher.

Cinco Ranch

Spanning several thousand acres, Cinco Ranch is a large master-planned community located along Grand Parkway. Like G W Cartwright, the community features a collection of contemporary and older homes, ranging from gated community estates, golf course homes, and waterfront properties to patio homes and single-family properties. Prices in Cinco Ranch range from $300,000 to $1.5 million and more. Among other amenities, residents enjoy extensive hiking trails, acres of green space, parks, tennis courts, swimming pools, and a highly-rated golf club.

Kelliwood

Another master-planned community, Kelliwood, is an extensive community comprising over twelve neighborhood sections across Fort Bend and Harris Counties. Naturally, home prices in the area vary across the various neighborhoods, depending on the style and size. The Lakeforest of Kelliwood section is the most affluent neighborhood in Katy, with home prices ranging from $700,000 to $2.5 million and more. The mostly Mediterranean estates sit on 1-acre lots or large with perks such as lake views, backyard tennis courts, and private pools.

Cane Island

The Cane Island community spans over 1,00 acres and comprises about 2,000 new homes. Despite the large size and many homes, the neighborhood is highly exclusive. Home prices range from $400,000 to $1.2 million for move-in ready properties of about 3,200 square feet. However, you can also purchase half-acre lots for construction at about $300,000. The community enjoys access to water features, community lakes, acres of green space, parks, trails, playgrounds, a yoga studio, a fitness center, and more. There is also an on-site Katy ISD school.

Elyson

Homes for sale in Katy Elyson community sell for between $300,000 and $900,000. This community is much less developed than the other neighborhoods on this list, with many grasslands, rural prairies, and green spaces left open. Residents enjoy a rural vibe with easy access to Houston and its amenities. While there are many exciting amenities, the allure of homes in Elyson is the several private lakes that meander through the community.
